That reason is that there is a management problem of some kind. No person can be more than a mediocre investor in real estate properties unless and until there exists a full knowledge of what constitutes good management of investment real estate. There are many different types and kinds of properties available on the real estate market which will catch the attention of a serious investor. If, on the other hand, a property were producing a very good positive cash flow and there were no attendant problems regarding the maintenance and upkeep of the property it would not likely be for sale. However, if there is a cash flow problem; constant trouble with the tenants; the structure is deteriorating; the costs of operating are too high; or whatever else might be sources for problems. This might contribute to the probability that the property will soon be placed on the market so that the owner can get “rid” of it. This is certainly not one of the best buy properties that are available across the entire market.
